What will it cost you to build a house in Tbilisi

If you want to get away from city noise and move to the calm environment outside of polluted streets, you’ll need to purchase the land before beginning to build the house.

According to the information given by saqme.ge, the average price of 1 square meter of land plot is USD100. But there are cheaper areas too, like, for example, Ivertubani district (near Lotkini settlement), where construction works are actively underway at the moment. As we have found out, you can
buy a land plot there for the price between 60 and 100 US dollars. In Sanzona district, the price is 80 US dollars per square meter and in Saburtalo, which is closer to the city center, the lowest price is 90 US dollars.

After buying a land plot, you’ll need to visit the public registry in order to formalize the purchase. According to the public registry representatives, if the land plot is not registered, the owner has to do that first, otherwise he/she will not be able to sell it. It means you cannot buy a land plot that is not registered.

When buying a registered land plot, you and the owner of the land must visit the public registry together, bring your ID cards and formalize the deal. If you are the owner of unregistered land, the procedures and price are as follows: registering the land in 4 weekdays -50 Georgian laris, in 1 weekday -150 laris and on the same day the application was submitted – 200 laris. When visiting the public registry, you’ll have to bring the plan of the land you are selling. As for additional documents, it depends on the particular case.

The next procedure is building a house. Allnews.ge has contacted several companies and learned that the price of 1 square meter is from 150 to 240 US dollars and the construction works are usually finished in 3 months.

As one of the companies’ representatives explain, it does not matter which season of the year it is and the main thing is to let the newly-plastered walls to dry well. That is why it is not recommended to build the house in one month.

The construction companies offer metal-plastic doors and windows, as well as iron doors, flooring, internad wiring, electricity, water pipes, sewerage, plastered walls, painted-metal roof and façade.

The price of building a house is the same in any district of Tbilisi. The difference is only in the price of land plots. However, as the companies say, if your land plot is too far away from the city center, transporting the materials is more expensive and the price of building the house may increase with time.

The houses are built with concrete blocks as well as with bricks. In the latter case, the prices are higher in some companies. However, others choose not to change the cost according to the materials used. Generally, as most say, brick houses are better in terms of insulation.

And we come to the last stage. If we count on average, to build a 70 square meter house, the price will be 16 800 US dollars (240 dollars per square meter).
